Commercial, Industrial For commercial and industrial jobs, a minimum of two complete sets of drawings are required, along with two additional site plans including landscaping, plus an additional set of electrical drawings. Buildings constructed within the Zoning Jurisdiction must comply with the Architectural Control Standards as referenced in the City of Florence Zoning Ordinance. Drawings and specifications for all buildings, except single-family dwellings and farm buildings, 2500 square feet or greater, and assembly, educational and institutional occupancies shall be sealed by a State of Alabama architect or engineer. All information, drawings, specifications and accompanying data shall bear the name and signature of the person responsible for the design. When required, the design professional shall be an architect or engineer legally registered under the laws of this state regulating the practice of architecture or engineering and shall affix his official seal to said drawings, specifications, and accompanying data. Site drawings shall show the location of the proposed building or structure and of every existing building or structure on the site or lot. In addition, parking, landscaping and the existing and proposed contours must be shown on the site plan. Storm water detention must be addressed. Disturbance of sites, one acre or greater, require Best Management Plan (BMP). Proposed construction within a flood hazard area requires a special flood hazard development application and permit. Elevation certificates, No Rise certificates, etc. are required. Plans will be reviewed for compliance with the technical code requirements, by the Building Department, and circulated among various other departments within the city.
